Our Six-Step Process

  • The First Meeting

    This is our chance to get to know each other.

    We can meet over coffee, lunch, or even do a walk-through of the home you're selling.

    We'll share a little more about how we work while answering any questions you might have.

    You'll notice we skip the sales pitch and instead focus on learning all about you and your real estate goals.

    If you think we're a good fit, we can move into the planning stages of your transaction.

  • Co-Creating a Plan

    Pre-Transaction Planning

    Next, we'll outline a plan that covers the strategies and logistics needed for a successful transaction — including preparing for the inevitable curveball down the road.

    At this point, we may introduce you to a lender to explore financing, discuss home inspections and marketing plans for selling your home, or introduce you to a CPA to look at tax implications of your upcoming transaction. During this time, we also cover our contract and fees so that you can feel confident about moving forward with SB Realty.

  • Going Live

    List Your Property or Start an Active Search

    This is where it gets fun! As a seller, you've been working hard to get your home picture perfect, and now we're ready to begin showings. While it's tough to have strangers walking through your home, it will work in your favor to be as flexible as possible with showings.

    If you're buying, it's finally time to go shopping. We'll scour the market for your dream home but feel free to send us listings too. Your availability to see homes is key. We may try to line up three to five showings in one day. We'll map out everything in advance to make the day as easy as possible.

  • Making and Accepting Offers

    It's time to start taking or making offers.

    Together, we'll pore over numbers, contingencies, and contract terms included in each offer. We're here to guide you on making the best choice possible in light of the goals we covered in Step 1 while advocating for your needs every step of the way.

  • Escrow

    Once an offer is accepted, we move into contracting/escrow.

    Escrow can be complex, so our team will help you navigate inspections, contingencies, financing, and more.

    We'll also work on any final negotiations or sticking points for the contract. Our transaction coordinator will cover contract details and milestones to keep your transaction running smoothly.

    Keep in mind that most transactions include a good amount of technical language and collaboration with specialists on everything from home inspections to appraisals. Our job is to make sure we're explaining each aspect of the work so that you are comfortable and at ease throughout the process.

  • Closing Time

    Congrats, we did it!

    It's finally time to receive or give the keys. To finalize the deal, the title company will most likely send a mobile notary for you to sign the final paperwork. After that, you can prepare for the big move.

    We’ll make a donation made in your name to a local charity as our small way of giving back to the community we live and work in.
